Abstract

The pre-design stage forms the potential of the object in relation to its ability to further create a sustainable living environment. The quality of decisions made at this stage and their long-term consequences directly depend on the technical, economic, and environmental literacy of the customer (owner) of the object. Important elements of a conscious and competent approach are a variant study of the architectural, constructive, engineering and technological solutions of the object un combination with an analysis of the social and environmental consequences of its construction and operation, as well as forecasting the development of the real estate market and the needs of society.
